Daniel M. Minzer has been involved with real estate development projects for over 25 years. He spent the last nine years working as both general counsel and a partner of St. Charles Town Company LLC, and Continuum Partners and operating his own real estate development company.
While at St. Charles Dan was a principal in many complex urban in-fill projects such as the redevelopment of the historic Lowenstein Theater located on East Colfax, which included the relocation of the Tattered Cover book store to that historic building. Other projects Dan was involved with at St. Charles included the conversion of the historic Officer's Row duplexes at Lowry into ten luxury single family residences, the final phase of the redevelopment of the Benjamin Moore paint factory in the Ballpark neighborhood, and the redevelopment of the former Rock Island night club into an office building.
While with Continuum, Dan was intimately involved in the acquisition and redevelopment of the former Villa Italia Shopping Center into the nationally recognized mixed-use downtown project known as Belmar. Belmar is a $750 million redevelopment project.
Dan’s experience in commercial real estate law includes representing clients in the acquisition, development, leasing, financing and sale of office, retail, apartment, residential and mixed-use projects. Dan is one of only a few lawyers in Colorado who have been involved in New Markets tax credit deals. Dan has substantial and unique experience in and he has been actively involved in, conceiving, structuring, and negotiating a myriad of complex public financing transactions. Dan has been involved in public/private partnership developments having a value totaling almost $1 billion. He has also been heavily involved in condemnation and urban renewal issues, including helping to negotiate some of the urban renewal legislation that has been passed by the Legislature over the last few years.
